Mi Casa Watchers handles the day-to-day responsibilities associated with managing your rental property, including leasing, tenant communication, rent collection, maintenance coordination, vendor management, financial reporting, and property-related administration.
Yes. You remain the property owner. Mi Casa Watchers operates within the authority provided by the management agreement and seeks owner authorization where required.
Property repairs and property-specific expenses are generally the Owner's responsibility under the management agreement. Mi Casa Watchers coordinates applicable work and vendors.
Yes. Vendor coordination is part of the management process, with a 5% coordination fee applying to applicable vendor invoices under the agreement.
Yes, when the appropriate owner authorization is provided. The authorization allows Mi Casa Watchers to communicate with HOAs and other property-related parties regarding routine management matters.
Mi Casa Watchers can communicate with the HOA, receive notices, coordinate routine responses, and assist with compliance-related matters within the authority granted by the owner.
Lease amendments are available for $100.
A lease extension is $150.
Owners should use the designated DoorLoop owner portal or admin@micasawatchers.com for official property-management communication.
Yes. The agreement specifically allows the Owner to list the Property for sale, subject to the applicable terms of the management agreement.
The management agreement provides that the agreement terminates upon the sale of the Property or ownership interests, subject to the terms of the agreement.

Yes. Routine financial reports and statements are provided, generally monthly when there is income or expense activity to report.
No. Property projections and rental estimates are guidelines and comparable analyses, not guarantees of actual future income.
